Renting in Waterloo: what we see
Waterloo is home to two universities, a college campus and a tech sector, so its rental market moves with the school year and with hiring.
Northdale and near the universities
Houses and units near the University of Waterloo and Wilfrid Laurier, rented mostly to students on 12-month leases from May or September. The licence and its bedroom limits come first.
Uptown and the ION line
Condos, townhouses and older houses near Uptown Waterloo and the ION stations, rented to tech workers, graduate students and couples.
Family neighbourhoods
Beechwood, Laurelwood, Columbia Forest and Eastbridge have houses rented to families and faculty, often on longer leases. The licence applies here too.

Waterloo questions
Does my Waterloo house need a rental licence?
If it's a rental unit outside an apartment building, yes, under By-law 2025-044, renewed every year. We can tell you what the application needs.
Can I rent my Waterloo condo short-term?
Only if it's your own home, with a City licence, and the building allows it. For an investment unit, a long-term tenant is the legal route.
When should I list a unit near the universities?
Most student leases start in May or September, often signed months ahead. We'll suggest a listing date that matches the market on the strategy call.
