Why we only do tenant placement
Most landlords we meet can look after a good tenant. What costs them is the search: weeks of messages and showings, and the risk of choosing someone whose documents don't hold up.
So that's the part we do. We price the unit, market it, run the showings, check every serious applicant and prepare the lease. Once it's signed, we step back, and you hand over the keys.
Because we're paid only when a tenant signs, our interests line up with yours: rent it to the right person, quickly, at the right price.
Verify, don't assume
We call employers and past landlords ourselves, on numbers we look up, rather than trusting the ones on the documents.
You decide
We tell you what we found and what we'd do. The choice of tenant is always yours.
Say what we don't do
No management, no rent collection, no repairs. If you need those, we'll say so and point you to someone who does them.
Who you'll work with
Every file has one person responsible for it, from the first call to the signed lease.
Your leasing contact
Prices the unit, arranges the professional photos, writes the listing, runs the showings and keeps you updated from the first call to the signed lease.
Screening
Checks each serious applicant's identity, credit, income and references, and writes up what we found for you.
Lease
Prepares Ontario's standard lease, or a custom lease built around your needs, sets up e-signatures and walks you and your tenant through it.
