In short

Zola places screened tenants in Vaughan condos, houses and basement units, from the Vaughan Metropolitan Centre to Woodbridge and Maple. Before renting a secondary suite, check zoning and the building permit with Vaughan's Building Standards department; suites that existed on July 14, 1994 fall under special Fire Code rules. The fee is one month's rent plus HST.

Vaughan rules to know before you rent

We don't have Vaughan-specific reviews to show yet, so here are the rules that apply, and where to check them.

  • Secondary suites: zoning and a permitVaughan asks homeowners planning a secondary suite (an additional dwelling unit) to talk to its Building Standards department about zoning and the building permit before building or renting it.Source: City of Vaughan, secondary suites, checked October 18, 2026
  • Older two-unit housesA second unit that already existed on or before July 14, 1994 falls under Section 9.8 of the Ontario Fire Code, which sets its own rules for fire separations, exits and alarms.Source: Ontario Fire Code, O. Reg. 213/07, checked October 18, 2026
  • New condos and rent controlMost condos at the Vaughan Metropolitan Centre were first lived in after November 15, 2018, so they're exempt from Ontario's yearly guideline. • Condos: notice to the corporationThe owner must tell the condo corporation the unit is leased and give it a copy of the lease within 10 days of signing, and the tenant must follow the building's rules.Source: Condo Authority of Ontario, leasing a condo, checked October 18, 2026
  • Short-term rentals: a licence and your own homeRenting a home or part of one for 29 days or less needs a City licence, renewed every year, and the home must be the owner's principal residence. Platforms that take bookings and payments need their own City licence too (By-law 158-2019).Source: City of Vaughan, Short-Term Rental Licensing By-law 158-2019 (consolidated), checked October 18, 2026

Renting in Vaughan: what we see

Vaughan is two rental markets: new towers by the subway, and houses across the rest of the city.

Vaughan Metropolitan Centre

Condo towers next to the Line 1 subway station, a ride from York University and downtown. Similar units often list in the same building at once, so photos and price set yours apart.

Woodbridge and Kleinburg

Larger detached homes, often rented by one household for several years. Outdoor upkeep and utilities belong in the lease from the start.

Maple and Concord

Houses, townhouses and basement units near the Maple and Rutherford GO stations. Parking and a separate entrance come up first for basement units.

Asking rents across Ontario were down 4.8% from a year earlier in September 2026 (Rentals.ca and Urbanation, reported by CP24 on October 7, 2026). With several new towers competing for tenants at the VMC, pricing against what's listed today matters.

Can I rent my basement in Vaughan?

If the unit is permitted. Vaughan asks owners to check zoning and the building permit with Building Standards first.

Do you show units in VMC buildings?

Yes. We book showings and move-ins the way each building's management requires.

How fast do Vaughan units rent?
