Free · No obligation · $0 until your tenant signs · 10-Month replacement guarantee
In short
Zola finds and screens a tenant for your condo, then handles the extra steps condos add: the building's rules and the showing and move-in bookings. Once the lease is signed, you, as the owner, must give the condo corporation notice of the lease and a copy within 10 days. The fee is one month's rent plus HST.
Who it's for
Condo owners who want the unit rented to someone who'll respect it, and the building.
Investors with a newly finished unit
Your unit just closed and you need a first tenant. Units first lived in after November 15, 2018 aren't under the yearly rent increase cap, which changes how you price.
Owners who are moving out
You're moving for work or family, keeping the condo, and want a tenant in before your move.
Owners who live abroad
We handle showings, screening and the lease. You approve the tenant and sign online, wherever you are, and arrange the keys for move-in.

Proof for condo owners
We don't have a Google review about a condo yet. This one is about what matters most in a condo building: making sure applicants are who they say they are.

Condo rental questions
Do I have to tell my condo corporation I'm renting?
Yes. Ontario's Condominium Act requires you, as the owner, to tell the corporation the unit is leased and give it a copy of the lease within 10 days of signing.
What can my building's rules limit?
Your condo's declaration and rules can limit things like short-term rentals, pets, smoking, noise and move-in times, and your tenant has to follow them. We ask for the building's documents before we list.
Can I rent my condo short-term instead?
In Toronto, only if it's your principal residence: investment and secondary units can only be rented long-term, and many buildings restrict short stays anyway. Other cities have their own rules. Our Toronto short-term rental guide explains them.
My condo is brand new. Does rent control apply?
Units first lived in after November 15, 2018 are exempt from Ontario's yearly rent increase guideline. You still need 90 days' written notice and 12 months between increases. Our rent increase guide explains the rules.
Can I ban pets in the lease?
A no-pets clause in an Ontario lease is void. Your condo's own rules can still restrict some pets, and your tenant must follow them.
Who pays the condo fees and utilities?
You pay the condo fees as the owner. Utilities that aren't included in the fees, such as hydro, can be the tenant's to pay if the lease says so.
I live abroad. Can you handle everything?
Nearly everything: showings, screening and the lease. You approve the tenant and sign online, and arrange the keys and fobs.
