In short
Zola places screened tenants in duplexes, triplexes, fourplexes and apartment buildings of any size, one unit at a time, with move-in dates planned so vacancies don't overlap. Every unit gets the same 27-point screening and its own lease. We lease residential units only, never commercial space. The fee is a firm one month's rent plus HST per unit.
Who it's for
Owners with more than one unit to fill, now or over the next few months.
Owners of a duplex, triplex or fourplex
Two to four units, including a house with a basement unit rented separately, often with different move-out dates. We plan the listings so each one is marketed before it's free.
Owners of apartment buildings
Rental buildings of any size, from six units to 50 or more. We fill each vacancy as it comes up, with its own screening and its own lease.
Investors with several properties
Units in different buildings or cities. One contact at Zola handles them all.

One strategy call for all units
Day 1
A rental market analysis for each unit, a rental strategy, and the order of listings set around the dates units come free. Current rents are in our Ontario rent guide.
Listings
From day 1
Professional photos and an optimized listing for each unit, live within 12 to 24 hours. Each unit is listed before it's free, so showings can start while the current tenant is still there.
Showings and screening
Days 3 to 14 per unit
Showings grouped by building, then our tenant screening, with the 27-point check and our LTB record search for every serious applicant.
Lease signings
Days 14 to 21 per unit
A separate Ontario standard lease or customized lease for each unit, with staggered move-in dates. You hand over the keys once each lease is signed and first and last month's rent is paid.

Multiplex and apartment building questions
Is there a discount for several units?
No. The fee is a firm one month's rent plus HST for each unit, paid as each tenant signs, so you know exactly what every placement costs. Tell us how many units you have and when they come free.
Do I need a licence to rent several units?
It depends on the city and the property. Brampton requires a rental licence for homes with one to four rental units where its program applies, and Toronto licenses multi-tenant houses with four or more rooms rented separately. Check with your city before listing: our Ontario rental rules by city compares the local rules and links to each source.
Can you fill units one after another?
Yes. We list each unit before it's free and plan move-in dates so they don't clash, which keeps the time any unit sits empty short.
How do you handle shared areas?
Each lease says what's shared and how: laundry, parking, storage, the yard and garbage. Clear rules up front prevent most disputes between tenants.
Does rent control apply to my building?
Units first lived in after November 15, 2018 are exempt from the yearly guideline. Older units follow it: 2.1% for 2026 and 1.9% for 2027.
Do you lease units in large apartment buildings?
Yes, in buildings of any size, from a duplex to 50 units or more. Every unit is a home rented on a residential lease, which is all we do. We don't lease commercial space such as stores, offices or warehouses.
Is a 50-unit apartment building residential or commercial?
For leasing, residential: every unit is rented under Ontario's Residential Tenancies Act, on the standard lease, whatever the building's size. 'Commercial' usually describes how a building is financed or taxed: MPAC's multi-residential class covers buildings with seven or more self-contained units. In Toronto, rental buildings with three or more storeys and 10 or more units must also register with RentSafeTO.
Do you manage the building after move-in?
No. We place tenants and step back. If you'd like ongoing management, we can refer you to a property manager.
