Renting in Brampton: what we see

A city of houses, many with a second unit. A few things that shape rent and demand here.

Basement units are everywhere

Many Brampton houses have a basement unit, and plenty of applicants look for one. Registration and the licence are now part of renting one where the program applies.

Close to the GO line

Homes near the Brampton, Bramalea and Mount Pleasant GO stations suit applicants who commute to Toronto. We say how far the station is in the listing.

Larger houses

Detached and semi-detached houses with several bedrooms, often rented to one household for the long term. Our average tenant stay is 1.7 years.

Asking rents across Ontario were down 4.8% from a year earlier in September 2026 (Rentals.ca and Urbanation, reported by CP24 on October 7, 2026). A realistic price, with the licence and registration in place, helps a unit rent quickly.

Brampton questions

Do I need a rental licence in Brampton?

If you rent out one to four units in an area the Residential Rental Licensing program covers, yes. The licence is free; you need at least $2 million in liability insurance and a completed online education module.

Do I have to register my basement unit?

Yes. Additional residential units must be registered with the city before you apply for the rental licence.

Can a unit be advertised before it has a licence?

Not where the program applies. Brampton's Residential Rental Licensing By-law 216-2023 makes it an offence to market a rental unit that needs a licence and doesn't have one, and marketing includes online ads. Check the city's Residential Rental Licensing page or call 311 to see whether yours does.

How fast do Brampton units rent?

Our average across the GTA is 14 days from listing to a signed lease. We'll give you a realistic estimate for your unit on the strategy call.
