Caledon rules to know before you rent

We don't have Caledon reviews to show yet, so here are the Town's own rules, and where to check them.

  • Rental licensing has startedCaledon launched its Residential Rental Licensing program on September 8, 2026. Short-term rentals need a licence now; long-term rentals follow in 2027. Homes with a licence must meet the Building and Fire Codes and the Town's property standards, and may be inspected.Source: Town of Caledon, Residential Rental Licensing program (September 8, 2026), checked October 18, 2026
  • Up to three added units, one of them detachedCaledon's zoning allows up to three additional residential units in most residential zones, with one in a detached building outside the front yard. In rural and protected areas, provincial plans such as the Greenbelt and Oak Ridges Moraine can lower that number.Source: Town of Caledon, zoning by-law section 6 (revised November 25, 2025), checked October 18, 2026
  • Parking and a clear path to the doorEach added unit needs one parking space, except the first one in residential zones within 400 metres of a transit stop. There must also be a clear path, at least 1.2 metres wide, from the street to the unit's entrance.Source: Town of Caledon, zoning by-law section 6 (revised November 25, 2025), checked October 18, 2026

Renting in Caledon: what we see

Caledon is a big, mostly rural town with a few growing urban areas, and its rentals run from new subdivision basements to farmhouses.

Bolton

The largest community, with houses, townhouses and basement units near Highway 50 and the industrial and warehouse jobs around it. Commuters to Brampton, Vaughan and the airport area ask about parking first.

Mayfield West and south Caledon

Newer subdivisions next to Brampton along Hurontario Street and Highway 410, where many houses have basement units. Tenants often work in Brampton or Mississauga.

Caledon East, Inglewood and the countryside

Village homes and farmhouses, many on wells and septic. We write water, heating fuel, snow clearing and lawn care into the lease, and check whether the property needs a licence once long-term licensing starts.

Caledon questions

Do I need a licence to rent out my Caledon house?

For a short-term rental, yes, since September 8, 2026. For a long-term rental, the Town says licensing follows in 2027. We'll keep the requirements in mind when we rent your place, and tell you when they apply.

Can I add a basement unit to my Bolton house?

Most residential zones in Caledon allow up to three additional units, with a building permit and one parking space per unit in most cases.

Do you rent rural Caledon properties?

Yes. For homes on a well and septic system, we make sure the lease says who tests the water, pays for heating fuel and clears the long driveway.
