How it compares

Most landlords weigh three options. Here's how they differ in general; if you're comparing property managers, ask each one for its fee schedule.

What it costs, with example rents

The fee moves with one thing only: the rent in the signed lease.

  • Fee = one month's rent at the lease price, plus HST
  • The same fee for every type of property
  • A firm price: the same for every landlord and every unit

Fees and terms, up front

No small print to find later.

When you pay

When your new tenant signs the lease. Nothing is due before that.

If it doesn't rent

You pay nothing. We keep adjusting the marketing and talk with you about the price until it rents.

No add-ons

Professional photos, the listing, ads, showings, screening and the lease are all in the fee.

Your written agreement

Before we start, you sign a short agreement with Zola that sets out the fee, the guarantee and how long the listing runs.

Several units

The same firm fee for each unit: one month's rent plus HST. There are no multi-unit discounts, so every landlord pays the same.

No monthly fees, ever

Once your tenant moves in, you owe Zola nothing more.

Our promise

If your tenant breaks the lease in the first 10 months, we find you a new one at no cost

If a tenant we placed leaves or breaks the lease within a 10-month period, we re-list, re-screen and re-place the tenant without charging a second fee. The full terms are in your written agreement with Zola; ask for a copy.

  • No extra fee for the replacement placement
  • The same 27-point screening for the new tenant
  • We handle the marketing, showings, screening and lease again

Pricing questions

Do I pay anything upfront?

No. You pay nothing until a tenant we found signs the lease.

What if my tenant leaves in month four?

Our 10-month replacement guarantee covers it: we re-list, re-screen and place a new tenant at no extra cost. The terms are in your written agreement.

Is HST included in the fee?

No. The fee is one month's rent plus HST, paid when your tenant signs. On a $2,300 rent, that's $2,300 + HST.

Are there any extra fees?

No. Professional photos, ads, showings, screening and the lease are all included.

Why one month's rent?

It's a common way to price tenant placement in the GTA, and it keeps things simple: one fee, tied to the rent you actually get, with nothing to pay after move-in.

Do you ever discount the fee?

No. The fee is firm: one month's rent plus HST per unit, the same for every landlord, however many units you have.

Can I talk to a landlord you've worked with?

Yes. With their permission, we can put you in touch with a landlord we've placed tenants for. You can also read our Google reviews.
