Etobicoke rules to know before you rent
Etobicoke is part of the City of Toronto, so Toronto's by-laws apply. These are the rules Etobicoke owners ask us about most, with where to check them.
- Short-term rentals: your own home onlyIn Toronto you can only rent short-term (under 28 days) in your principal residence, after registering with the City ($390 for 2026), and a whole home for no more than 180 nights a year. An investment condo can't legally be a short-term rental, so long-term tenants are the way to rent it. See our Toronto short-term rental guide.Source: City of Toronto, short-term rental operators, checked October 18, 2026
- Condos: notice to the corporationThe owner must tell the condo corporation the unit is leased and give it a copy of the lease within 10 days of signing. Tenants must follow the declaration, by-laws and rules, which in many Humber Bay buildings also cover move-in bookings and short stays.Source: Condo Authority of Ontario, leasing a condo, checked October 18, 2026
- Rooms rented separately: a licence, and six rooms at mostFour or more rooms rented to people who don't live together as one household make a multi-tenant house, which needs a City licence. In Etobicoke, zoning allows at most six rooms, with one bathroom for every four.Source: City of Toronto, multi-tenant house owners and operators, checked October 18, 2026
- Newer towers and rent controlUnits first lived in after November 15, 2018, as in many Humber Bay Shores and Etobicoke Centre towers, are exempt from Ontario's yearly guideline. Older units follow it: 1.9% for 2027.Source: Government of Ontario, residential rent increases, checked October 18, 2026

Renting in Etobicoke: what we see
Etobicoke splits into a condo-heavy lakeshore, older neighbourhoods along Bloor and the subway, and family suburbs to the north.
Humber Bay Shores and Mimico
Towers along Lake Shore Boulevard, close to the Gardiner and the Mimico GO station. Many tenants commute downtown, so parking, lockers and transit times go in the listing, and newer units are priced against the towers next door.
The Kingsway, Islington and Kipling
Houses, duplexes and basement units near Line 2's west end. Applicants here often want a longer lease, and ask early about schools and whether utilities are split with the main floor.
Rexdale and the north end
Houses and townhouses near Humber Polytechnic's North campus, Etobicoke General Hospital and Highway 427, with demand from students, hospital staff and families. Long Branch and New Toronto, by the lake, rent more like the rest of the lakeshore.

Etobicoke questions
Can I rent my Humber Bay condo short-term instead?
Only if it's your principal residence, registered with the City, and the building allows it. An investment condo can't legally be a short-term rental in Toronto, so a screened long-term tenant is how to rent it.
Do you deal with the condo management office?
Yes. We book elevators and move-ins, help you send the corporation the lease within the 10 days the law requires, and make sure the tenant gets the building's rules before signing.
How fast do Etobicoke units rent?
Our average across all our placements is 14 days from listing to a signed lease. We'll give you a realistic estimate for your unit on the strategy call.
