North York rules to know before you rent
North York is part of the City of Toronto, so Toronto's by-laws apply. These are the ones we see North York landlords run into most, with where to check them.
- Rooms rented separately: a licence, and six rooms at mostA house with four or more rooms rented to people who don't live together as one household is a multi-tenant house, and has needed a City licence since March 31, 2024 ($27.04 a room, plus a $162.24 inspection). In North York, zoning allows at most six rooms, with one bathroom for every four rooms.Source: City of Toronto, multi-tenant house owners and operators, checked October 18, 2026
- Up to four units on a residential lotToronto now permits multiplexes of up to four units in every neighbourhood, so a North York bungalow lot can hold more than a house and one basement unit. Each unit still needs a building permit.Source: City of Toronto, multiplexes, checked October 18, 2026
- Renovating with tenants out: a licence firstSince July 31, 2025, a landlord who ends a tenancy for renovations with an N13 notice needs a City rental renovation licence, applied for within seven days of the notice, with an architect's or engineer's confirmation that the unit must be empty. Tenants who move out temporarily get rent-gap payments.Source: City of Toronto, renovictions by-law, checked October 18, 2026
- Newer condos and rent controlUnits first lived in after November 15, 2018, which includes many towers along Yonge Street, are exempt from Ontario's yearly guideline. Older units follow it: 1.9% for 2027.Source: Government of Ontario, residential rent increases, checked October 18, 2026

Renting in North York: what we see
North York runs from subway-side condo towers to postwar bungalows and big family homes, and the tenants for each look for different things.
Yonge Street: North York Centre and Willowdale
Condo towers on Line 1 between Sheppard and Finch, rented mostly by professionals and couples. Many are newer than 2018, so the yearly increase cap doesn't apply, and buildings have their own move-in and elevator booking rules that we plan around.
Near York University and Seneca
Houses and basement units around York University's Keele campus, Line 1's York University and Pioneer Village stations, and Seneca's Newnham campus. If you'd rather rent rooms separately, the licence and the six-room limit above apply.
Don Mills, Bayview Village and York Mills
Family houses and townhouses near the Sheppard subway, North York General Hospital and the Don Valley Parkway. Applicants ask first about schools, parking and whether utilities are included, so the listing answers them.

North York questions
Can I rent rooms in my North York house to students?
You can, within the rules. Four or more rooms rented to people who don't live as one household makes it a multi-tenant house: it needs a City licence, North York zoning allows up to six rooms, and you need one bathroom for every four rooms. We'll talk through whether renting the whole house is simpler.
Is my North York condo under rent control?
It depends on when the unit was first lived in. Units first occupied after November 15, 2018 are exempt from the yearly guideline; older ones follow it (1.9% for 2027). Either way, increases need 12 months between them and 90 days' written notice.
How fast do North York units rent?
Our average across all our placements is 14 days from listing to a signed lease. We'll give you a realistic estimate for your unit, at the right price, on the strategy call.
