Renting in Essa: what we see

Essa's rental market centres on Angus, the town beside Canadian Forces Base Borden, the Canadian Armed Forces' largest training base.

Angus and Base Borden

Houses, townhouses and second units rented to military members, civilian staff and their families. Postings can come with short notice, so we plan move-in dates and lease terms around them.

Baxter, Thornton and Ivy

Smaller communities with houses on larger lots, close to Barrie and Highway 400. Tenants often work in Barrie or Alliston as well as on the base.

Country homes

Rural houses on wells and septic. The lease spells out water testing, heating fuel, snow clearing and grounds care, so both sides know who does what.

Essa questions

Do I need to register my Angus basement apartment?

Yes. Essa requires every lot with a second unit to be registered before it's occupied, after inspections, with alarms in each unit and an electrical letter.

Can a lease end early if my tenant is posted elsewhere?

A fixed-term lease doesn't end just because of a posting. The tenant can ask to assign the lease, or you can both agree in writing to end it. We'll talk through lease length and timing with you before we list.

How fast do Angus homes rent?

Our average across all our placements is 14 days from listing to a signed lease. We'll give you a realistic estimate for your home on the strategy call.
