In short

Zola places screened tenants in Innisfil houses, townhouses and accessory dwelling units. Innisfil allows up to two accessory units on many lots, but not in Cookstown's settlement area, and registers a unit once it passes its final inspection. Short-term rentals are allowed only where the operator lives. You pay one month's rent plus HST when your tenant signs.

Innisfil rules to know before you rent

We don't have Innisfil reviews to show yet, so here are the Town's own rules, and where to check them.

  • Up to two accessory units, registered at completionMany Innisfil properties can have up to two accessory dwelling units, with a building permit. They're not permitted in the Cookstown settlement area, and lots on septic within 100 metres of Lake Simcoe may be restricted. A unit is registered automatically once it passes the final inspection.Source: Town of Innisfil, accessory dwelling units, checked October 18, 2026
  • Short-term rentals: the operator must live thereInnisfil chose zoning rules over a licence: since August 2022, a short-term rental or bed and breakfast is allowed only where the operator lives on the property, backed by noise by-law enforcement.Source: Town of Innisfil, short-term accommodations, checked October 18, 2026
  • Newer homes and rent controlUnits first lived in after November 15, 2018, including many of Alcona's newer houses and accessory units, are exempt from Ontario's yearly guideline. Older units follow it: 1.9% for 2027.Source: Government of Ontario, residential rent increases, checked October 18, 2026

Renting in Innisfil: what we see

Innisfil is a lakeside town between Barrie and Bradford, and many of its tenants commute to Barrie or down Highway 400.

Alcona

The largest community, with newer subdivisions, many accessory units and the Lake Simcoe beaches. Tenants ask about the 400, schools and Innisfil's on-demand transit.

Lefroy, Stroud and Sandy Cove

Smaller communities with houses on larger lots, close to Barrie's south end. Some homes are on septic, which affects whether a unit can be added and what goes in the lease.

Cookstown and the west

A historic village at Highways 89 and 27, close to Alliston and Canadian Forces Base Borden. Accessory units aren't permitted in its settlement area, so rentals here are mostly whole houses.

Innisfil questions

Is my Alcona accessory unit registered?

If it was built with a building permit and passed the final inspection, Innisfil registers it automatically, once. If not, it needs the permit first.

Can I rent my Innisfil house short-term?

Only if you live on the property, under the Town's zoning. For a house you don't live in, a long-term tenant is the legal route.

How fast do Innisfil homes rent?

Our average across all our placements is 14 days from listing to a signed lease. We'll give you a realistic estimate for your home on the strategy call.
