Huntsville rules to know before you rent
We don't have Huntsville reviews to show yet, so here are the Town's own rules, and where to check them.
- Short-term rentals: 250 licencesRenting a room or a whole unit for 30 days or less needs a Town licence. Licences are capped at 250, owners must have owned the property for a full year before applying, and 2026 fees are $750 (principal residence) or $1,000 (secondary residence) for a new licence.Source: Town of Huntsville, short-term rental licensing, checked October 18, 2026
- No new short-term rentals in UR1Since September 2025, short-term rentals aren't permitted in the Urban Low Density (UR1) precinct. Existing ones may continue, but lose that right if the property goes more than two years without a licence. Three valid complaints in two years revoke a licence.Source: Town of Huntsville, short-term rental licensing, checked October 18, 2026
- Well water: free bacteria testsMany Muskoka homes draw from wells or lakes. Public Health Ontario tests private drinking water for E. coli and coliform bacteria for free, with results online in two to four business days.Source: Public Health Ontario, well water testing (June 3, 2026), checked October 18, 2026

Renting in Huntsville: what we see
Huntsville is a year-round town inside cottage country, and the people who keep it running, from hospital staff to resort workers, need year-round homes.
In town
Houses, duplexes and apartments near Main Street, Fairy Lake and Huntsville District Memorial Hospital. Staff and families ask about heating costs and winter parking first.
Cottages turned year-round homes
Lakeside homes on Lake Vernon, Fairy Lake and Peninsula Lake rented long-term. We check heating, insulation, water and winter road access before listing.
Bracebridge, Gravenhurst and Parry Sound
We also place tenants in Muskoka's other towns and in Parry Sound, with the same process. Each town has its own short-term rental rules, which we check for your address.

Huntsville questions
Can I still get a short-term rental licence in Huntsville?
Only if one of the 250 licences is available, you've owned the property for a year, and it isn't in the UR1 low-density precinct. A long-term tenant needs none of that.
Do you rent cottages year-round?
Yes, once they're ready for winter. The lease sets out snow clearing, heating fuel, water testing and dock or shoreline duties.
How fast do Huntsville homes rent?
Our average across all our placements is 14 days from listing to a signed lease. Year-round homes in town are in steady demand; we'll estimate yours on the strategy call.
